Land Trades Builders & Developers, Layouts to Landmarks in 25 Years – Retracing A Silver Journey
The completion of twenty-five years is an important marker in the growth path of any organisation. Its overall track record and the momentum gained during these formative years define its ethos and direct its future growth. As it approaches its Silver Jubilee this year, city based real estate firm Land Trades Builders & Developers is all set to venture into the future with increased zeal and confidence. The firm’s glorious tradition of zero delays, zero hassle and zero complaints make it a much admired and instantly recognised real estate brand in the region.
Established on October 28th, 1992 by Mr K Shrinath Hebbar, a young entrepreneur, Land Trades entered the market when Mangalore was still a laid back city. Over the years, its growth has gone hand in hand with the Mangalore’s transition to skyscraper city. In fact, many of Mangalore’s most notable real estate landmarks were created by it.
Creating quality living space for people is the driving mission of this firm which offered its very first housing layout in its second year itself. Situated at JeppuBappal, the success gained in this project encouraged Land Trades to focus on developing housing layouts in prime localities. With rising preference for apartment houses, Land Trades diversified into residential apartment construction in 2004 with Astoria, its first project situated at Balmatta.
There has been no looking back since then. Over the subsequent decade, Land Trades has offered a continuous succession of both budget and hi-end concept projects, thereby firmly establishing itself as one of the fastest growing and most successful real estate developers of the city during the last decade. Land Trades has so far completed 33 buildings with combined built-up space of 20,11,143sq. ft. and having a total of 949 Flats and 116 commercial units.
The firm is presently in the process of completing 6 projects (incl emerald bay)with combined built-up space of 13,28,180sq. ft. and having a total of 563 units. Commercial buildings, in which the firm made its initial foray in 1997, gained a boost with subsequent offerings such as Adheesh Avenue, Parin and the Ongoing ‘Milestone 25’ at Collector’s Gate Junction, Balmatta.
The firm’s latest project ‘Solitaire’ is an ambitious 32-storey skyscraper with 143 apartments. It promises to be one of the tallest structure in the city.
This is no small achievement for a firm which began from scratch and built on its strengths steadily, learning, innovating and improvising on its expertise with each passing day. Today, as many as thousand families reside happily in the homes created by Land Trades, and the number will keep increasing exponentially in the coming years.
“Attaining customer satisfaction is the very purpose of our enterprise,” says Mr K Shrinath Hebbar, the founder and proprietor of Land Trades, “We consider prime locations, excellent quality surpassing expectations, hassle free living and responsible after sale service as the four pillars of customer satisfaction.”
Land Trades’ first attempt at promoting a mega project was made with ‘Sai Grandeur’, a grand 10-storey residential complex with 120 apartments situated opposite Capuchin Friary on Jail Road. It was completed in record time and was sold out quickly too. This project along with Land Trades’ ‘Ourania’ situated at Kadri Toll Gate became the first real estate projects to be recognised with the highest rating of ‘Mangalore 7 Stars’ following stringent quality audit by CRISIL, the premier ratings organisation. Land Trades initiative to voluntarily seek third party authentication reflects its inner confidence as well as its commitment to the customer. Land Trades is also recognised with a ‘Real Estate Developer Rating’ of DA3+ by CRISIL and is an ISO 9001:2015 firm.
‘Maurishka Palace’, a massive high rise comprising 333 apartments situated at KadriKambla and ‘Atlantis’, a high-end super luxury apartment complex situated at Bendorewell are the other projects which have been evaluated and quality rated by CRISIL.
Superlative quality has always been the hallmark of Land Trades. Such quality comes from meticulous attention to detail. The firm has a quality monitoring mechanism in place to systematically screen each input that goes into its projects. The company also relies only on the frontline vendors and service providers for execution of projects and its bevy of support entities include MFAR Constructions, Padmaja Engineering Services Pvt. Ltd., Sagar Electricals, Ramsons Infrastructure etc. This never ending quest for perfection has yielded results in optimum customer satisfaction and the company has never faced any litigation from customers till date.
“It has always been our endeavour to give the customer much more than promised. We always use the best of branded products. If product upgrades are available at the time of project execution, we try to incorporate the same, even though we are not obligated to do so under the sale agreement,” says Mr K Shrinath Hebbar.
The proof of the pudding is in the eating. Happy end user experience is an important part of Land Trades customer satisfaction strategy. A constant complaint that customers dread in real estate projects is legal hassles. This is something that has been virtually absent in Land Trades projects, all of which boast of squeaking clean legal titles. Typically, right before commencing any project, Land Trades takes care to ensure that all the land ownership is in order. Its expert legal consultants screen the title deeds and secure the ownership with required documentation.
A key differentiator with Land Trades is its close affinity for attracting NRI customers. Overseas Indians, especially those working in the Middle East, are a large market segment and Land Trades has mastered the art of keeping them happy. The firm’s NRI friendly services have made it a hot favourite among the expats.
Having firmly established itself as premium quality builder and developer, Land Trades is now keen to reach out to the bottom of the pyramid with low-cost housing options meant especially for the low-income groups. “We have identified land in good localities and our team is presently working on the drawing boards. We shall announce the projects, once we get all the green lights,” says Mr Hebbar.
