The first highway mall in this series is titled “Transit One” which is coming up near the busy highway junction in Thokkottu on NH 66 and this mall is sure to make NH 66 an iconic highway on the lines of US 66. The foundation stone for this mall was laid in 2015, and the work is going on in full swing and the project will be ready for occupation by July 2018. Ecologic Habitat is planning a series of highway malls in the entire coastal belt of Karnataka and beyond. Transit One is the first in the series of transit malls which are planned along the highways in Surathkal, Udupi, B C Road and many such places.

The promoters had chosen Thokkottu junction on NH 66 keeping in mind the footfalls in the form of an estimated 20,000 NRI crowd from the area. They are also banking on the sizable chunk of almost 15,000 student crowd from the various medical colleges and universities in Deralakatte, which is just a few kms from Thokkottu. “With four medical colleges and three universities in the vicinity of Thokkottu Junction we expect a large number of yuppie crowds to be our regular footfall. Transit One offers everything for everyone and that is what makes the difference. This will be the one stop destination for every genre of crowd”, says a confident Mohammed.

The retailers have found their perfect destination in Transit One Mall on NH 66 near Thokkottu and this is clearly evident from the fact that all the 42 boutique stores on offer in the mall are sold out in record time. It is the first mall in the city to come out with the concept of vanilla stores in an exclusive floor for these stores. Moreover, this is the first mall which caters to every section of the society and to their every need thus providing complete shopping experience to the customers.

What sets Transit One apart from the rest is that unlike most malls it offers smaller units and that too at an affordable price. It has come as a huge blessing for people especially many NRI’s because a vast majority of them want to come back and invest in something that assures them a good return. Q: What made you see the opportunity for your company when you decided to start Transit One Mall?

I have been in construction business for over 30 years, prior to that I was a lecturer in a college, but later decided to step into construction business. Even though I knew that there are lots of ups and downs in construction business, but I took up that profession for my passion, my excitement, my enthusiasm, and wanted to do something unique and different, which is a basic need of any growing city. With my idea of starting Transit One mall, which is quiet unique, which no one might have ever thought or even dreamt of. This beautiful Mall concept originated earlier on Rt 66 in USA, which has been a hit among travelers on highway.

Transit One mall will be an ongoing experience for highway travelers. Being on a highway, it is also near to 15 o 20 thousand student crowd from the nearby institutions, various professional people, doctors fraternity, large crowd of infosyians, over 20,0000 NRIs living around the vicinity. In my real estate experience I have learned two things- one is to invest in a place which is going to develop; secondly, not to invest in a development in a locality which has been already developed. Mangaluru city is already saturated with mega malls, infrastructures, complexes etc, but the area where Transit One mall is coming up is the fastest growing suburb of Mangaluru, where nearly one third of the revenue is coming from Deralakatte, due to educational institutions, Infosys, four medical colleges and so on.

Before deciding on this project we had done a lot of research in his aspect, and we found that there is huge potential in this locality which is untapped and is also a virgin market- where you won’t find a decent restaurant, nice shopping mall, nor a clean restroom for a highway traveler. Understanding those needs of a traveler and also people of the vicinity, we thought that this kind of unique mall is very much needed. And since we believe in teamwork, we owe our success story to our efficient and committed team members. Q: What are your future plans for growth? At the personal level, what unique projects are you most excited about?

For sure- we never plan or make projects for the sake of projects. We don’ believe in numbers, we should first of all be excited by success of our earlier projects, and then only decide on the next one. We should depend on marketability, feasibility, appreciation, returns on investment by our customers. We have been setting a standard of designing projects in and around Mangaluru, with completely unique projects. Projects should be need based, and not greed based.

We have planned our ‘Transit Two’ at Surathkal which is also a upcoming suburb of Magaluru, and the highway running through this area needs a theme based mall, which will be launched in 2017. We are also entering into hospitality and tourism sector by understanding the potential of Mangaluru. We have plans to launch boutique hotel apartments in Mangaluru in 2018. Also we are negotiating to buy a existing resort, which we plan to give it a extreme makeover as a Ayurvedic Spa, along with Yoga and meditation programmes- this project will be a complete health resort, which is very much need of the time/hour.

Q: What structural adjustments are needed to sustain the market, especially in real estate/construction business?

Also there should be a systemic monitoring from the government side to save cost for the customer and industry. Need to build trust and builders should cater to the needs of middle class society, especially in housing. Presently because of the huge pricing middle income people are not able to buy apartments or commercial shops.

Q: How do you understand your clients goals- what is the best way?

Our team understands that developing project is not just the matter of Construction, it is about providing comfortable environment, satisfying the buyer’s emotion value their money and delivering dreams. We are committed to satisfy every customer’s need for a better experience through quality construction. Also we don’t sell our units to every Tom, Dick and Harry- we do a lot of counselling with our prospective buyers, understand their needs, their budget, their requirements, evaluate their buying capacity, understand their expectations, and their returns on their investment- and only after the process of discussion and negotiations, we suggest what’s the best and sustainable for hem. It is going to give lots of investment opportunity in the future run, because the system will be completely clean, banks will have surplus income so that lending rates would be minimal at par to the developing counties also. Even the transactions will be transparent , cashless economy will boost the entire country’s financial growth in long term, even though there is a immediate minus setback.

When Country grows, Industry grows; When Industries grow, we too grow- and we are positive about that. We are not worried about the demonetization, since we work with surplus reserve funds for all our projects, so this demonetization has not affected us at all. We are happy to sell more then 50% of our units. We never misappropriate our funds from one project to another. We are a safe game players and we do business within our limits.
